Logan, Utah — September 1, 2025 — Trivium Capital Partners, the registered investment advisor arm of Trivium Real Estate Group (TREG), today announced the launch of its newest real estate investment vehicle: Trivium Fund II, a $40 million fund focused on acquiring, developing, and repositioning assets in select secondary and tertiary growth markets across the Mountain West, with a particular emphasis on Utah and Idaho.
The fund aims to capitalize on robust population growth, strong employment trends, and constrained housing supply in strategically selected markets outside of major metropolitan cores. By targeting high-quality opportunities in these dynamic regions, the fund seeks to deliver superior risk-adjusted returns for investors while contributing to the economic vitality of its communities.
Key Fund Details:
Target Raise: $40 million;
Market Focus: Secondary and tertiary growth markets in Utah and Idaho, with selective opportunities across the broader Mountain West;
Investment Strategy: Value-add acquisitions, ground-up development, and opportunistic repositioning of multifamily, mixed-use, and select commercial properties;
Fund Term. 10 years hold with potential extensions;
Opportunity Zone Available. In conjunction with Trivium Fund II, TREG has created Trivium Fund II OZ SPV in order to allow investors with capital gain to take advantage of opportunity zone tax incentives;
Initial Closing: March 1, 2026, or upon reaching the fund’s raise maximum;
Simple Fee Structure: Maximum of 1.5% management fee on committed and invested capital with no carried interest.
